What is the real property?
The subject of real property consists of lands, mines, the rights separately registered as independent and permanent in the land registry and independent sections which are established in line with the Property Ownership Law. In accordance with the Civil Law, ownership of a land requires also the ownership to a lesser and higher extent of its usefulness. The real property also covers the things which are constructed or planted, without prejudice to legal restrictions.
Can foreign persons own a real estate (immovable) in Turkey?
Foreign persons may own a real estate in Turkey and make saving on their real estates in Turkey. The ownership and disposal of real estate by foreign persons in Turkey are subject to the following two requirements: a) Principle of reciprocity b) Compliance to legal restrictions. According to the principle of reciprocity, a Turkish person must be permitted to own real estate in the country of such potential foreign purchaser. Can the foreigners buy a real estate in Turkey through a company established in Turkey?
Yes; even if all the owners of the mentioned company are foreigners, the mentioned company will be regarded as a Turkish institution subject to Turkish laws.

If I buy a real estate in Turkey, can I leave this real estate to the person whom I chose, before I die?
No. Considering the situation in terms of any real estate that you own in Turkey, not the laws of your country, but the Turkish laws will apply. According to the Turkish laws, a certain part of the deceased person's goods is reserved for his/her closest relatives. At this point, you should consult your lawyer
What would happen, if I buy a real estate in Turkey through a company and then die?
Your shares in the company is passed over to the persons who receive your real estate through heritage.

If I buy a real estate in Turkey, can I open a bank account?
Foreigners can open bank accounts at various Turkish banks. Your passport is always necessary in the process of performing a transaction at a bank. The cash cards are also available and once you open the mentioned account, you can apply for these cards. A bank account is useful in terms of automatic payments related with bills.
If I buy a real estate in Turkey, would there be a limit to the number of visits to Turkey in order to use the mentioned real estate?
No, there's no limit.
If I buy a real estate in Turkey, would this purchase transaction provide me with any citizenship?
The mentioned purchase transaction wouldn't provide you with any citizenship or an immediate citizenship. If you are willing to live in the country for a long time, you would have to get a residence permit. The duration of the residence permit can be extended.
Would I need a lawyer?
While buying a real estate in Turkey, there's no need to hire a lawyer or legal advisor; on the other hand, we suggest that you hire a legal advisor to perform the initial steps so that you won't be concerned about the purchase transaction. What is a Notary Public?
This is an application very commonly seen in Europe. A Notary Public is a public official who approves most of the legal documents. A Notary Public charges a price for this service. Among the documents which can be approved by a notary public related with a real estate purchase are the power of attorney (to be approved by a notary public compulsorily) and the sales contract (optionally, you can have a notary public approve this).
What is a title deed?
A title deed is the copy of an official input which shows both the real estate and the ownership and which is registered in the Title Deeds Registry Office. A title deed consists of a photo of the owner of the real estate in certain cases, though not compulsory.
